Do you have a smoking policy?

Yes, we do not permit smoking within our communities. Our communities are smoke-free.

What is your pet policy?

Presidential Gardens at Manchester welcomes cats and dogs (a maximum of two pets per apartment). We do have breed restrictions and a maximum weight of 100 lb per pet. Breed restrictions include but are not limited to: Akita, Beagle, Bull Mastiffs, Doberman, Chow, German Shepherd, Great Dane, Hound, Husky, Pitbull, Rottweiler, Staffordshire Terrier, Wolf Hybrids, or any mixes of these breeds. This list is subject to change.

Pets are allowed in select buildings. Please contact the leasing office for additional information.

Do you allow exotic pets?

Unfortunately, we do not allow exotic pets.

Are there any deposits, special fees, or monthly charges to have a pet?

There is a one-time, non-refundable pet fee of $300.00 per pet, and a $35.00 per pet, monthly charge. There is a $50 DNA swab fee per dog.

How much is the security deposit?

The security deposit is equal to one month’s rent, payable in certified funds (certified check, cashier’s check or money order) at lease signing.

Is my security deposit refundable?

Yes, if there are no damages or any outstanding balance owed on your account.

What is your application fee?

Application fees are $75.00 per person for each applicant 18 years or older residing in the apartment home. For corporate applications, application fees are $200.00 plus $20.00 criminal background check fee per adult occupant.

Are Utilities included?

Residents pay gas, electric, water and sewer based on their usage, and may choose Comcast for internet, cable and telephone.  There is no fee for trash removal.

May I reserve an apartment?

Your application will reserve your apartment.  Leases are to be signed within one week after approval notice.

Do you accept any leases for short terms?

Please contact the leasing office for more information.

If something needs to be repaired in my apartment, how do I report it?

You may request service by logging onto the resident portal to initiate a service request. To provide the best service, if your request is an emergency maintenance issue, it is best to contact the leasing office directly or the after hours emergency contact line. Emails are not able to be received outside of office hours and on certain holidays.

When is my rent payment due?

Rent is due on the 1st of each month.

Will you accept electronic payments?

Absolutely – For your convenience we accept electronic and credit card payments through our resident portal, 24 hours a day, 7 days per week.

Is there a place where I can pay my rent after office hours?

After hours, you may use our convenient pay online option through our resident portal.

There is a person who might be staying with me for a while. Is that permitted by the lease?

Guests are permitted to stay up to 14 days. Any period over 14 days, the guest is considered an occupant and must be added to the lease agreement. Any occupants 18 years or older will need to apply and, be accepted prior to being added to the lease agreement.

Do you have parking within the community?

Yes, we offer ample parking throughout the community along with private garages available for select floor plans. Residents may have up to two vehicles per apartment, not including visitors.

Will you accept delivery packages for me?

We have an automatic parcel locker system for our residents.  Each resident can create an account to receive email and text notifications when a package has been delivered, with a personalized access code to retrieve their package.

Is grilling allowed in the community?

We offer community grilling facilities for our residents. Due to safety reasons, grilling is not permitted on apartment balconies, patios or other common areas not designated by the community for grilling.

How many people can occupy a residence?

Please check with the Property Manager to obtain the occupancy limits.
